Opportunity Zones could become key investment and capital tool for commercial real estate. While just a little-known provision in the Tax Cuts and Jobs Act, Opportunity Zones are designed to increase private investment in low-income communities nationwide. The zones and their related funds provide tax incentives for developers that are investing in historically distressed communities. Under the legislation, investors can defer their capital gains taxes into Opportunity Funds. Additionally, investors can permanently forgo paying capital gains taxes on the sale or exchange of their investment in Opportunity Zone Funds, provided they hold the
investment for at least 10 years.
